AN ALLEY WILL CONNECT KOSHARITSA WITH THE BEACH

Sunny beach may be considered to be the pearl of the black sea coast- in spite of the never ending rumors about it. One thing is known for sure- that during the summer it will always transform into a huge city- with too much buildings and noisy crowds along the alleys. The border between Sunny beach and the fashionable village st. Vlas is now disappearing. If you want to get away from all this, but still you prefer to be in direct contact with the fashionable destination you better go to Kosharitsa. You can reach the site in 4-5 minutes. Next year people will have the chance to visit the village by bicycle for 10- 15 minutes. A special alley will connect the village which is just 6 kilometers away from Sunny Beach. The funds for the construction of the special allay will be provided by Nessebar municipal. Next season it will be ready, announced the mayor of Kosharitsa Vladko Krastev. Regardless of the fact that the village is not on the sea coast, it is preferred destination for businessmen and politicians. Among the most famous owners of villas in the site are the mayor of Nessebar Nikolai Trifonov and the head of Bourgas district Ivan Vitanov. Kosharitsa is closed at the feet of Eastern Balkan Mountain Range; it is surrounded by a forest. This makes it a proffered place for a calm holiday; no matter that the construction works didn’t miss even this small paradise. At the moment the village is growing in northern, eastern and western direction. However the fastest projects are taking place in Cholakova cheshma- the villa zone of Kosharitsa. Several luxurious houses are already a fact in the holiday site “Sunny hill”. They are now on the market and the average price per square meter is 600- 700 euro. Another site is also in process of construction. It is in the Suldjak site. It will offer 600 beds, explained the mayor Vladko Krastev. According to his assessing almost 500 decares land has already been bought for hotels and luxurious complexes for foreigners. A square meter land in Cholakova cheshma is over 50- 60 euro. Just two years ago the price was hardly 6-8 BGN. “A lot of people sold their inherited lands and made big houses in the village”, said the mayor. Still there are terrains for sale in the site. Except for the huge villas owned by Bulgarians the village is also famous with the huge interest of foreigners towards it. 15 old houses are now being offered to foreigners. Two English families are living here for four years. The foreigners are usually getting exited about the village during safaris, organized by the tour operators. Almost every day tourists from Sunny Beach are passing through the villages with jeeps. “The bad thing is that they see our poor infrastructure and roads full of pot- holes”, complains Vladko Krastev. The mayor still cannot find money for a new dung-hill. Among the major projects in Kosharitsa is the construction of a golf playground in Kalinata site. Representatives of German companies came to Koshartsa numerous times to look for terrains. Except for the growing tourism popularity Kosharitsa is one of the sites in Bulgaria famous for its treasure- hunter’s legends. The mayor, who is a confirmed treasure- hunter, tells the story of a full pot of gold- coins, which was dug from the ground from a native. The local people often founded Turkish coins while cultivating their land. The local people are very proud of the newly built church “St. Ivan Rilski”. A lot of businessmen helped for its construction. Among them is the hotelier and head of the municipal council Dimitar Yankov who was actually born in Kosharitsa. Because of the demographic raze the school in the village is closed. There is a kindergarten in Kosharitsa, but the children can only fill one group. The local people are 1030, but during the summer they became twice that number. One of the most popular pub, named after the Italian football legend Paolo Rossi. The assessment Location and approach Kosharitsa is situated at the foot of Eastern Balkan Mountain Range. It is 6 kilometers away from Sunny beach and 14-15 from Nessebar. Bourgas is 44 kilometers away. The beach in Sunny beach can be reached in five minutes by car. There is a regular public transport. Water supply and sewerage The water in the village is quite a problem because of the huge construction works. The village is supplied by two wells in the Kalinata site. A lack of enough water is expected if the expansion of the village continues and the waters of Kamchia River are not used. At the moment a sewage system is being constructed. Several months are needed to include all the houses from the village in it. Roads The condition of the streets in the village is a major problem. The road which leads to Kosharitsa (the turn from the major road Varna- Bourgas) is good, but the streets in the village are full of pot- holes. There are even places with no asphalt on the road. The huge machines used for the construction works are additionally worsening the roads. Electricity and telephones There are problems with the electricity in the eastern part of the village. A new electricity transformer is needed. The village has telephones. Services There are several food shops, a pharmacy and two health centers. A doctor and two doctor’s assistants are working there. There is also a dentist. Local people made a fitness center equipped with their own funds. There is also working stadium with dressing room. Industry and ecology The village Koshritsa is part of Ravda purifying station. The major industry is tourism- two thirds of the local people work in Sunny beach and Nessebar during the summer. Every second house offers rooms for the season. This season the prices are 4-5 BGN while last summer the prices were 2-3 BGN per day. Geographic factor The site Kalinata is part of the territory of plan of the village, which is managed by the forestry. It is over 100 decares. In the past it was hunting area for partridges and pheasant. Several sort of real herbs can be found in Kalinata. According to the major it is perfect place for development of rural tourism. Koshritza is famous with the celebrations of Todorov day in the Nessebar municipal. The horse Easter is being celebrated for more than a decade in the village and the participants of the event are preparing it for months. Safety During the time when Bogomil Bonev was a Minister for Internal Affairs the village became popular for the famous ‘komar’(mosquito) campaign, when one of the local villas was attacked. However Nessebar police department is taking care for the security of the village. The village is calm and there are not many registered crimes. Cleanness The municipal firm BKS Nessebar is taking care for the cleanness of the village. There are 80 liters trash bins in the village, and 10 containers in the villa zone. The streets are clean. Price dynamics The prices of the land in Kosharitsa are rapidly growing. 2-3 years ago a square meter of land was 10 BGN; today it is 50- 65 euro for regulated sites. The prices in villa zone “Cholakovska Cheshma” are around 45 euro per square meter. The sites with panoramic views toward the sea can be bought for 65 euro. Unregulated sites are from 30 to 50 euro, announce real estate agents. The demand is huge. Offers The offers in Kosharitsa are mainly for land. 183 terrains are offered at an average price of 14 euro per square meter. The land which is regulated is a little more expensive- 35 euro per square meter. Unregulated land can be found for 4 euro per square meter. The average price of the houses at the moment is 690 euro per square meter. There are 25 properties between 115 and 300 square meter offered on the market. The lowest price of a property in Kosharitsa is 50 thousand euro. The houses in the future mini vacation centers are offered out of plan and the average price is 150 thousand euro. At the moment the market offers 5 villas at an average price of 542 euro per square meter. The cheapest offer is 129 thousand euro for a three storey house with 306 square meters living area, the most expensive offer is 269 thousand euro for a luxurious villa. A small vacation village is offered for 110 000 euro in Kosharitsa in “Cholakova cheshma” site. It is total 270 square meters living area and the houses are offered fully equipped. The site also has a parking lot.
